What is conveyancing?

Conveyancing is the transfer of a land title from one person or entity to another.

The process is complex and it is highly recommended that you use a professional when buying or selling a property.

For the sake of a relatively small fee, ensuring that you have dotted all the i’s and crossed all the t’s, you can rest assured that you are protected in the transaction.

What is a conveyancer?

A conveyancer is a licensed professional who specialises in buying and selling property.

It is recommended that you engage a conveyancer whenever you’re:

  • Buying or selling property
  • Subdividing land
  • Updating a title (i.e registering a death)
  • Registering, changing or removing as easement.

What does a conveyancer do for the seller?

A conveyancer for the seller will:

  • Prepare the contract for sale
  • Represent you in the contractual dealings with the buyer
  • Ensure that you receive your sale proceeds
  • Liaise with your bank to discharge your mortgage
  • Settle the property – act on your behalf and advise when settlement has taken place.

What does a conveyancer do for the buyer?

A conveyancer for the buyer will:

  • Prepare, clarify and lodge legal documents
  • Research the property and its certificate of title
  • Calculate rates adjustments and stamp duty
  • Liaise with your financier
  • Represent you in the contractual dealings with the seller
  • Ensure that you receive good title on your land
  • Settle the property – act on your behalf and advise when settlement has taken place.
